Adding value to residential property

A landowner asked us for advice on their proposals for a five-bedroomed detached dwelling.  We felt that the site had development potential, but pre-application discussions with the Council were negative and the subsequent planning application was refused.  On appeal, we argued that the development would not harm the character of the local area and the development was allowed to proceed.  Our client saw an increase in the long-term value of the plot, which was sold at a profit with planning permission in place.

 

What we did

  • Visited the site to asses potential for development
  • Advised and led on pre-application discussions with the Council
  • Maintained a clear position through planning application and appeal
  • Successfully addressed a number of planning issues, resulting in planning approval
